Is the xbox wired or wireless connected to the router?
Ensure IPv6 is set for local only on the router...Might try a factory reset and set up from scratch.
Set a IP address reservation for the xbox on the router.
Disable DNS Relay and set IPv6 to Local Only.
Set QoS speeds UP and down, however don't put any devices in the priorities sections.
