What firmware do I get?

I decided to hold off on getting a new AC3200 router because I really wanted the AC5300 really and it's not out yet. So, I've been talking about it for a long time, but finally bought the DAP-1320 since you can't beat $29.99 compared to $309.99 for the AC3200.  Setup was a breeze. I have it in a nice location in the center of my house, but maybe 30 feet or so away from the router, so we'll see I hope to get good coverage outside now. I've yet to go outside and see if I get any further range, because I came here to post first.. what firmware do I get?

I went to this page:

It says to select the hardware revision on mine.. I choose A.. my hardware version is A1 and it has firmware 1.00 in it.

So on the page it gives me:

1.21.B05 (this is the latest)
1.21.B01 REVA2
1.21.B01 REVA1

.. and a few others. Are all those for my hardware revision? It's confusing because of the B and the REVA2 in there.. I assume those are referring to versions of the firmware and not version B, A1, or A2 of the hardware.

I assume I should take 1.21.B05...

Yes, use v1.21 B05 should work.

Approx how much farther should this little device get me? I think I'm satisfied right now. My DIR-825 will get me just outside my back porch. If I step off the back porch I lose signal. So the signal is going out a bedroom, through the exterior wall to the back porch, through the wall on the back porch as well.

With the DAP-1320, I placed it on the porch... it gets decent signal there. If we're looking at the front of the device (the back plugged into the wall), I get about 30 feet in 2 directions (behind and in front), but to the other side, not good at all.. maybe 10 feet.. but still fine. I'm able to go outside and not lose connection. I'll be able to set my hammock up outside and lay down and watch tv or surf.

The only thing that baffles me is how good signal my neighbors get. I can see 2 wifi networks that aren't mine. I know the people across the street have it, but the other I am unsure. My DIR-825 doesn't go that far.

As long as your not using the same channel as your neighbors, you should be fine. I presume the DAP should do up to another 30 feet or so. Also placement of the main host router central on the main floor in the house is important too.
What wireless modes are you using on the 825? Try single mode N or Mixed G and N if you still have devices that use G. WPA2 and AES only is recommended. Mixed TPIK and AES if you use mixed G and N modes.

Well, I only have 2 devices that are wireless. Chromecast which is about 15 or 20 feet away.. no issues there.. beyond that another 5 feet through a wall to the back porch is the DAP-1320 and then my cell phone which roams freely and goes outside.

I have both 2.4 and 5 ghz enabled. I have both set to 802.11n only. Says Auto (WPA or WPA2) and then says TKIP or AES and WPA-Personal. Both DAP and network named the same.

Unsure if I want to keep the DAP-1320.. I have mixed reviews on it. For the first few days I seemed to keep disconnecting (cell phone) on and off. It's been stable recently, but outside not always and I'm like 5 feet away from it most of the time when I am outside.

I think it should have an antennae that sticks up might help.

Try setting WPA2/AES only...

What channels are you using?
