I have been reading tons of forums and reviews about both of these routers, the dir-827 and dir 857, and was wondering which one would suit me best? I still can't come to the conclusion because I'm afraid to step into the HD streaming or 802.11ac just yet. I'm pretty good with technology considering i'm a radar tech for F-18's but this is a whole new ballpark. I want to know which router is best for gaming and a little HD streaming. I usually game with a hardline to my xbox but i also want fast and reliable internet connection for my imac. Can anyone help?! Been considering the DGL-4500 too since I'm a halo fan.

I think either router including the DGL-4500 is good. However somethings to consider:
What are your wireless needs? Have any client side HW that supports 450Mb and higher connections yet?
Are you needing IPv6 yet?

Ya, it's nice to future proof if you want to and get something faster now. You can update older HW that doesn't support higher Wifi connections to a point:
Bridge Mode vs Relay vs Acess Point (AP) / Routers vs Dedicated Acess Points (AP)

Also things to consider is your ISP service and ISP modem support. It's highly recommended to use stand alone ISP modems with out any built in routers. However in some cases that can't be helped as mentioned in the above link.

I think both 8 series routers perform well. Some people claim the 827 does a bit better on performance and I can't verify this as I haven't experience one yet. I do enjoy my 857 and it does handle everything I throw at it. I recently streamed BD from my file server through it last week to my Boxee Box. No issues seen. I game on H4, MW and BO and don't see any major issues accept for the normal lag that comes from others or the gaming system servers maybe. I'm the only one at my house that games so I've used QoS both ON and OFF. Not much difference however it does help in households with multiple gaming consoles and use of the internet with other devices while gaming.

The DGL-4500 is still a great router however eventually some of the features that it doesn't carry will be needed at some point, depending. It can only do one or the other WiFi freqs unlike the 8 Series which can do both. And it doesn't have IPv6 and won't. Other than this, the 4500 is a solid router. I still have 3 of them and use one as an AP connected to my xbox. I know many people that still use them has there main host router or having them as APs or back up routers. 

The use of CAT6 LAN cabling is highly recommended.

Well in a nutshell this is what I have connected to my network on a belkin n600 play...
2 laptops, 2 xbox 360, an imac, 2 iphones at times, my sony tv and my apple tv. Downloads and uploads both are below avg and I get kicked off of halo games every 15 min or so. I get lucky to have a game that isn't laggy in COD, very annoying by the way  , and I am only on a mere 15mbps. That's the highest it goes where I live in japan and the isp is in florida and there is no way around it i guess.
I don't have any clients that support 450mb i don't think.
I do like to stream HD movies on my apple TV tho which is connected through wireless.

I think I'm gonna go with the DIR-857 since It is quote un quote future proofing my network.

What is the ISP speed UP that you pay for?
What ISP modem do you currently have?

Since you have 2 game consoles, it should come in handy.

I pay for 15mb but this is what i get on wireless 6mbpsdownload with 1mbps upload. wired is 10mbps and 1.4mbps. both tests done by speedtest.net.
They currently have the Motorola surfboard cable modem.

So 15 and 1, this is Ok. Would be nice to get 2Mb on the UP.

What model Motorola? The 6 Series modems are great, I have 3 of them, hehe.

It's always recommended to speedtest on wired as wireless has too my variables and inconsistencies to get fully accurate results. However results should be very close to wired if wireless conditions are good.
